Decisions are made by members of the Circle (You) and your appointed Director/s. We can provide a facilitator bi-annual or annual meeting as part of our package.
You can monitor your investments easily through our Property Investment Portal (PIP) as part of our standard package.
After you and your fellow members pool your resources (from cash, personally borrowed funds, or a Self Managed Super Fund) you may already have enough resources to buy a property unencumbered by a mortgage.
But in most cases, the Circle chooses an additional financing option.
We recommend speaking to your accountant or financial advisor to ensure you make the best decision for your personally circumstances.

Your Property Circle will need at least 20% of the purchase price for Australian properties, plus enough to cover stamp duty and setup costs.
The good news is that you will be sharing the costs with other members of your Property Circle.

It really depends on the Circle:
In a typical Start Up Circle the cost for the first year could be $160,000. Share the cost of this with five others and this would be $32,000 each for the first year. The more members in the Property Circle the less it costs each member.
You can invest in some Circles from $10,000 with upto 20 members.

Each Property Circle must have at least one nominated Director who will make key decisions for the Property Circle. This person will also be the guarantor of the loans within the Circle and is required to have a good credit history and strong serviceability
Circle Members may elect to pay a Director’s fee (approximately $5000 per annum) as compensation for the additional responsibility. If you are starting a Circle, you must elect to be a Circle Director, or find someone who can be.
You can select the property or use a Property Buyer as part of our Property Packages. Additionally you can engage Ripe House www.ripehouse.com.au who provide simple to use data analysis, tools and commentary reports on the property market.
They will work with your buyer’s agent and pinpoint the best options for your Property Circle to ensure your purchasing criteria is met.
Property Circle members will vote on your preferred property choice.

The Property Circle may engage a valuer, at the Circles cost to value the properties. Generally, this valuation is done each time the Property Circle purchases a new property investment.
Expenses like rates, property management fees and incidentals are all paid for directly by the Property Circle.
The rental income from your property is deposited into your Property Circle bank account and all expenses are paid from this account.

The taxes you pay on your annual dividends and proceeds from any sale will depend upon your own personal situation and how you invested. We recommend you speak to your accountant about this.
